  1. The Capitalization Value Method;
  2. The Achievable Market Value Method

Capitalization Value Method

We base our Value Opinion on the idea that a property’s value is derived from the income it produces over a period of time. 

We value your property using the direct capitalization method and the discounted cash flow valuation method.

In essence, we convert a one-year stabilized net operating income (NOI) into a market value using a "Capitalization Rate" derived from our years of experience.

Achievable Market Value Method

Here we equate the value of your property to prices that buyers have historically paid for on similar properties within the same or similar areas. Typically we consider prices sold within the past 6 to 12 from the comparable properties. 

We then include other factors including the current market conditions to estimate what value you can reasonably receive.
